Common Questions
General
How long does a typical project take?+
Most projects run 4–8 weeks from design kickoff to completion — smaller patios on the shorter end, full rooftop terraces on the longer. We give you a detailed week-by-week schedule after the initial site visit.
What areas do you serve?+
We serve Brooklyn, Manhattan, and Queens. If you're just outside these areas, reach out and we'll let you know if your project is a fit.
What types of projects do you take on?+
We design and build complete outdoor living spaces — decks, rooftop terraces, patios, pergolas, outdoor kitchens, fences, planters, and custom exterior renovations. We work in wood and composite decking, porcelain and wood pavers, flagstone, bluestone, granite, turf, and green-roof systems.
Do you offer free estimates?+
Yes. Every project starts with a free, no-obligation consultation. We'll visit your space, talk through what you have in mind, and give you a clear estimate.
Are you licensed and insured?+
Yes — we're fully licensed and insured in New York. NYC Home Improvement Contractor License #2119904-DCWP. We're happy to provide proof of insurance before any work begins.
How do you maintain the work after installation?+
We offer annual maintenance visits. Hardwood decks benefit from a light cleaning and oiling once a year; stone and porcelain require almost none.
How do I get a quote?+
Fill out our quote request form with your project details, photos, and any inspiration. Our design team reviews it and assigns a project manager suited to your project. We'll reach out to discuss your goals, budget, and timeline, and if we're a good fit, we'll schedule a consultation and recommend next steps.
Do you offer financing?+
Yes. We offer financing through HFS Financial — you can apply online in minutes. Ask us for the link when you request your estimate, or mention it during your consultation.
How long does it take to build a deck in NYC and Brooklyn?+
Most deck projects take approximately one to four weeks to complete, depending on size, complexity, site conditions, and permit requirements.
Rooftop Pavers
What is a pedestal paver system?+
It is a rooftop or terrace floor built from porcelain or natural-stone pavers that rest on small adjustable pedestals rather than being glued or mortared down. The pedestals lift the pavers above the roof so water drains underneath and the surface stays perfectly level, even over a sloped or uneven roof.
Do pedestal pavers protect the roof and drain properly?+
Yes. Because the pavers float on pedestals above the waterproofing membrane, rain drains freely through the open joints and across the roof to the drains, so nothing pools on top. The membrane is never punctured or covered in adhesive, so it keeps breathing and stays protected.
Are rooftop pavers too heavy for my roof?+
A pedestal paver system is lighter than poured concrete or a mortar-set patio and spreads its load evenly across the roof. On most Brooklyn and Manhattan buildings it is well within capacity, but we always confirm the structure, and bring in an engineer where needed, before we build.
Can pavers be installed over an existing roof or terrace?+
Usually yes. If the roof membrane is sound, the pedestal system installs right on top of it with no demolition. We inspect the existing surface first and flag any waterproofing that should be addressed before the pavers go down.
What are the pavers made of?+
Most of our rooftop installs use 2 cm porcelain pavers that are dense, frost-proof, stain-resistant, and available in stone, wood, and concrete looks that stay true in the sun. Natural stone such as granite or limestone is also an option where you want a specific material. We help you choose for the light, the sightlines, and the maintenance you want.
Can pavers be leveled on a sloped roof?+
That is exactly what the pedestals are for. Roofs are built to slope toward drains; the adjustable pedestals take up that pitch height by height so the finished floor comes out dead level and comfortable to walk and furnish on.
Can the pavers be lifted for roof repairs?+
Yes, and that is one of the biggest advantages. Any paver can be lifted out by hand to reach the roof below for inspection or repair, then set right back. There is no demolition and nothing to break, which makes a pedestal system far kinder to a roof over its lifetime than a bonded patio.
How much do rooftop pavers cost and how long does it take?+
Cost depends on the size of the roof, the paver you choose, access to the roof, and how much the pedestals have to correct for slope, so we quote each job after a site visit. Most rooftop and terrace installs are completed in a few days once materials arrive, with far less mess than a traditional patio. Tell us about your space and we will come measure and give you a clear, itemized estimate.
Permits & Code
Do I need a permit, and do you handle it?+
In many cases, yes — and we handle the entire process for you. After reviewing your project we'll tell you whether a permit is required, then manage DOB filings, structural engineering where needed, and coordination with building management for co-ops and condos in New York City. If an architect is required, we bring one in and get it moving.
Do you need a permit for a pergola in NYC and Brooklyn?+
Permit requirements vary depending on the size, design, location, and construction of the pergola. Every property is different. Contact us and we can help review your project, determine permit requirements, and guide you through the process.
Do you need a permit to install pavers on a rooftop in NYC and Brooklyn?+
The answer depends on the building, the proposed paving system, and whether structural modifications are involved. Rooftop projects often require a review of structural and code considerations. Contact us and we can help assess your project and identify the requirements.
How large of a deck can I legally build in my backyard in NYC and Brooklyn?+
Deck size is determined by zoning regulations, setbacks, lot coverage allowances, and property-specific conditions. The allowable size can vary significantly from one property to another. Contact us and we can help review your property and determine what may be possible.
Does a deck have to be made of non-combustible materials in NYC and Brooklyn?+
Material requirements depend on the building type, location, occupancy, and applicable code requirements. Contact us and we can help evaluate your project and identify suitable material options.
Does rooftop fencing have to be fireproof in NYC and Brooklyn?+
Fire and safety requirements for rooftop fencing can vary depending on the building and installation. Contact us and we can help review the applicable requirements for your specific project.
Do you need a permit to build a fence in NYC and Brooklyn?+
Many residential fences don't require a permit if they meet NYC height and zoning limits, but it depends on fence height, location, and site conditions — every property is different. Contact us and we'll help determine what's required for your project.
Rooftops
What materials do you recommend for rooftops?+
We favor porcelain pavers for durability and low maintenance. All installations include proper drainage, waterproofing, and thermal movement detailing.
Is my roof strong enough to hold a deck?+
A structural evaluation is recommended before installing a rooftop deck. Load capacity varies depending on the building's construction and condition.
Design & Process
Do you provide design services?+
Yes. Design is built into our process. We create to-scale layouts, material boards, and detailed drawings before anything is built — so you know exactly what you are getting and why each decision was made.
Can you work with existing plans or drawings?+
Absolutely. If you already have plans, drawings, or architectural documents, please upload them with your inquiry so our team can review them.
Decking Materials
Is composite decking fire rated?+
Many composite decking products are available with fire-resistant ratings, but not all composite decking is fire rated. The fire rating depends on the manufacturer and product line. If your project has specific fire code requirements, contact us and we can help determine which products may be suitable.

Pavers & Patios
Are porcelain pavers fire rated?+
Yes. Porcelain pavers are non-combustible, fire resistant, and an excellent choice for rooftops, patios, and outdoor living spaces.
Are concrete pavers heavy for a rooftop?+
Concrete pavers are generally heavier than porcelain pavers. Weight considerations should always be reviewed before selecting a rooftop paving system. Contact us and we can help evaluate your project and determine appropriate options.
Do I need a licensed patio contractor in Brooklyn?+
Yes. Patio and hardscape work in New York City should be done by a licensed Home Improvement Contractor — it protects you on permits, inspections, and workmanship. Brooklyn Deck & Patio holds NYC HIC license #2119904-DCWP and handles permitting and code requirements for every patio and courtyard we build.
What should I look for in a patio contractor?+
Look for a patio contractor with real experience on New York sites: proper drainage and slope, the right base preparation, an understanding of rooftop and ground-level loading, and fluency across materials — natural stone, porcelain pavers, and reclaimed brick. We design and build each patio and courtyard end to end, so one team is accountable from layout through the final set stone.
Fencing
Are there aluminum fencing options that look like wood?+
Yes. Aluminum fencing is available in realistic wood-grain finishes that provide the appearance of wood while offering exceptional durability and low maintenance.
What fence materials hold up best in NYC weather?+
Cedar and composite hold up best against NYC's freeze-thaw cycles and sidewalk salt. Cedar is naturally rot-resistant and ages to a soft gray; composite and powder-coated aluminum need almost no maintenance and won't warp or rust in coastal air. For exposed rooftops and front yards we usually steer clients toward composite or aluminum; for a warmer, natural look in a protected backyard, cedar is a great choice.
Can you install a fence on a shared property line with my neighbor?+
Yes. On a shared line we confirm the boundary against your survey first, then coordinate with your neighbor so the finished side, height, and placement work for both properties. Most residential rear-yard fences up to 6 feet don't need a permit in NYC if they meet zoning and height rules, but we check your specific lot before we build.
Outdoor Living
Do you install pool decks in NYC and Brooklyn?+
Yes. We design and install pool decks using composite decking, porcelain pavers, natural stone, and other outdoor materials.
Do you install outdoor kitchens in NYC and Brooklyn?+
Yes. We design and install custom outdoor kitchens, grilling stations, countertops, storage solutions, and entertainment areas throughout NYC and Brooklyn.
Is an outdoor grill legal in NYC and Brooklyn?+
In many cases, yes. Outdoor grills are generally permitted when installed and used in accordance with applicable fire codes, building regulations, and property rules.
IPE Maintenance
How often should you oil an IPE deck?+
Once a year keeps IPE rich and brown. Depending on how much sun your deck gets and how hard the winter is, some decks can stretch to once every two seasons — there is no single schedule that fits every deck.
Why does an IPE deck turn gray?+
Direct sunlight. It is normal UV weathering, not rot or damage, and it does not hurt the wood. Even a deck oiled at the time of install will gray over time and still needs service.
Can a gray IPE deck be restored?+
Almost always, yes. Even a fully grayed deck comes back to near-original brown with cleaning, sanding where needed, and a fresh coat of penetrating oil.
How do you restore a weathered IPE deck?+
We pressure wash only where it is needed, sand where the boards call for it, and finish with a penetrating oil. The board comes back to almost original life — it goes from gray to brown.
How do I get a quote for IPE restoration?+
Send us a photo of how your deck looks today. It tells us exactly what it needs and lets us give you an accurate estimate. Estimates are free.
